A RICS Level 3 Building Survey covers all visible and accessible parts of the property, including the roof structure, walls (internal and external), floors, windows, doors, plumbing, drainage, heating systems, insulation, and more. Our surveyors will also investigate accessible roof voids and subfloor areas. The detailed report includes a description of construction methods, identification of all significant defects, advice on repairs, and guidance on what problems that could arise in the future.

Yes. RICS updated its survey terminology in 2021. The 'HomeBuyer Report' is now officially called the 'RICS Home Survey Level 2'. The updated version is clearer and more consumer-focused, but covers the same fundamental ground: a visual inspection of all accessible parts of the property using the standard traffic-light rating system.

The RICS Level 3 Building Survey does not include a market valuation as standard. However, a market valuation can be added for an additional fee. The RICS Level 2 HomeBuyer Report can include a valuation, again as an optional extra.
