These Terms of Service ("Terms") govern your use of the Wolverhampton Surveyors website at www.wolverhamptonsurveyors.com and the provision of our surveying services. By using our website or engaging our services, you agree to these Terms. Please read them carefully.
References to "we", "us", and "our" mean Wolverhampton Surveyors. References to "you" and "your" mean the individual or organisation using our website or engaging our services.

2. Use of Our Website
2.1 Permitted Use
You may use our website for lawful purposes only. You must not use our website:

3. Surveying Services Terms
3.1 Engagement
Our surveying services are provided under a formal Letter of Engagement (instruction letter) issued when you confirm your instruction. The Letter of Engagement, together with these Terms, forms the contract between you and Wolverhampton Surveyors for the provision of surveying services.
3.2 Scope of Service
All surveys are carried out in accordance with the relevant RICS guidance notes and practice statements for the survey type commissioned (RICS Home Survey Standard, Valuation – Professional Standards, etc.). The scope of inspection is limited to those parts of the property that are safely and reasonably accessible at the time of inspection.
3.3 Limitations of Inspection
Our surveys are visual inspections only. We do not carry out any destructive investigation, open up floors or walls, test electrical or gas installations, or investigate matters that are solely within the competence of other specialist professionals. Where further investigation is recommended in our reports, you should commission the relevant specialist before proceeding.
3.4 Access
It is your responsibility (or your agent's) to ensure that the surveyor has reasonable access to all parts of the property at the agreed inspection time. Where access is restricted, we will note this in the report and cannot be held responsible for defects in inaccessible areas.
3.5 Report Delivery
We aim to deliver survey reports within 3–5 working days of the inspection. Expedited delivery may be available on request at an additional charge. Delivery times are estimates and not guaranteed.
4. Fees and Payment
4.1 Quotations
All quotes provided are fixed-price and inclusive of the inspection, report, and one post-report telephone consultation. VAT is chargeable at the applicable rate unless otherwise stated. Quotes are valid for 30 days.
4.2 Payment Terms
Payment is required in full before the inspection is carried out, unless otherwise agreed in writing. We accept payment by bank transfer, credit card, and debit card.
4.3 Price Changes
Quotes are based on the property details provided at the time of enquiry. If on inspection the property differs materially from the description provided (e.g., significantly larger than stated, or of non-standard construction requiring additional time), we reserve the right to revise our fee. We will notify you before proceeding if this is the case.
5. Cancellation and Rescheduling
5.1 Cancellation by You
- More than 48 hours before inspection: Full refund of any payment made.
- 24–48 hours before inspection: 50% of the agreed fee is payable (or retained if already paid).
- Less than 24 hours before inspection: 100% of the agreed fee is payable (or retained if already paid).
Cancellations must be notified in writing (email is acceptable).
5.2 Cancellation by Us
We reserve the right to cancel or reschedule an inspection in exceptional circumstances (e.g., surveyor illness, access denied, unsafe conditions). In such cases, we will provide a full refund or reschedule at no additional cost.
5.3 Consumer Cancellation Rights
If you are a consumer (not acting in a business capacity), you have the right to cancel within 14 days of accepting our quote under the Consumer Contracts Regulations 2013. If you have requested the inspection to begin within this 14-day period, you may be charged a proportionate amount for any work carried out before cancellation.
6. Use of Survey Reports
6.1 Intended Use
Survey reports are prepared for the sole use of the named client(s) identified in the Letter of Engagement. Reports are prepared in connection with the specific transaction or purpose stated in the instruction.
6.2 Third Parties
No liability is accepted to any third party who relies on the report without our express written consent. If you wish to share the report with a third party (e.g., a mortgage lender, co-buyer), please contact us to discuss whether an amended report or reliance letter can be provided.
6.3 Confidentiality
Our reports are confidential to you as our client. You may share your report with your solicitor, mortgage broker, and other professional advisers involved in the transaction.
6.4 Copyright
The copyright in all reports and documents produced by us remains with Wolverhampton Surveyors. You are granted a personal, non-transferable licence to use the report for the purpose for which it was commissioned.
7. Limitation of Liability
7.1 Professional Indemnity Insurance
Wolverhampton Surveyors holds professional indemnity insurance as required by RICS regulations. Details of our insurance cover are available on request.
7.2 Liability Cap
Our total liability to you in connection with any survey report (whether in contract, negligence, or otherwise) shall not exceed the fee paid for that specific survey, unless otherwise required by law or RICS regulations.
This limitation does not apply to death or personal injury caused by our negligence, fraud or fraudulent misrepresentation, or any other liability that cannot be limited or excluded by law.
7.3 Website Liability
We accept no liability for any loss or damage arising from your reliance on information on our website, or from any interruption to or unavailability of the website.
7.4 Consequential Loss
We are not liable for any indirect or consequential loss, including loss of profits, loss of business, or loss of anticipated savings.

As an RICS-regulated firm, if we are unable to resolve your complaint to your satisfaction, you have the right to refer it to the RICS Dispute Resolution Service. Details are available at rics.org.
For consumer disputes, you may also refer unresolved complaints to an Alternative Dispute Resolution (ADR) provider. We will provide details of the relevant scheme on request.
9. Intellectual Property
All content on our website — including text, graphics, logos, images, and software — is the property of Wolverhampton Surveyors or our content suppliers and is protected by copyright and other intellectual property laws.
You may view and print pages from our website for your personal, non-commercial use. You must not reproduce, distribute, or commercially exploit any content from our website without our express written permission.
10. Governing Law
These Terms are governed by and construed in accordance with the laws of England and Wales. Any disputes arising under or in connection with these Terms shall be subject to the exclusive jurisdiction of the courts of England and Wales.
If any provision of these Terms is found to be invalid or unenforceable, the remaining provisions shall continue in full force and effect.
